NEW TENANT ALERT! 🔑

Plan A was a 1031 exchange sale. The market had other ideas, so we pivoted fast, offered the home for rent, and secured a great tenant moving in on the September 1 cycle.

We’ll keep marketing the property in hopes of finding the right investor buyer, but in the meantime my client has a fully occupied, income-generating asset for the next year! 🙌✨

One of the biggest lessons in real estate is that flexibility matters. The best strategy isn’t always the original one, it’s the one that adapts to the market. This market is certainly keeping all of us on our toes!

The Great Elephant Migration is coming to Boston! 🐘 From August 8th through September 13th, 100 life-size elephant sculptures will line the Commonwealth Avenue Mall, each one handcrafted in India from invasive Lantana camara to spotlight coexistence between people and wildlife.

Look for “baby elephants” popping up around the city too, part of a fun discovery trail at local businesses!

We saw this in Newport last summer and it was absolutely beautiful to witness in person. Will you be visiting? Let me know in the comments! 🐘✨🫶🏼

This one took an unexpected turn… 🔑

We spent about 150 days trying to sell this unit, and a sale just wasn’t in the cards. But the rental market had other plans, inquiries kept pouring in, and it became clear this was the pivot we needed.

A bidding war between top candidates later, we landed a record high rental price for this unit! 🎉

Getting there meant peeling off old wallpaper and lining up temporary housing for the owners, but it was the right call. Now they’re one step closer to their dream home down the road. 🏡✨

Sometimes the best outcome isn’t the one you planned for.

Another glorious trip to Nantucket officially in the books. 🌊⛵

This time our friends (who are fully smitten with the island at this point) brought their friends, and our little group ballooned to 12! The more the merrier, truly.

We ate our way through all our go to spots, and Bryan and I found a new local fav… Oran Mor officially has our hearts. 😍

When Bryan had to bail early for a work trip, Chaitali jumped in and kept the party going. Her first 32 hours on the island were a raging success. We shopped, walked, ate, drank, and (naturally) shopped some more. 🛍️

A new home, a new chapter, and a place to finally call her own ✨🔑

After searching for over two years, this first time Boston homebuyer found the perfect fit in Charlestown. The search took a few unexpected turns, but after spending time in the neighborhood, it became clear that this was where she was meant to be.

When this opportunity came up, we knew we had to move quickly. With a 30 day close, an incredible team, and the help of one of our favorite mortgage partners, Carla, we were able to make it happen.

Even better, the home appraised $30,000 over the purchase price, making this an even more exciting milestone for our buyer as she begins this next chapter 🎉
