👉 Be ready for glare and darker commutes. Keep your windshield clean and make sure your lights and wipers are in good shape.

👉 Watch for wildlife around dawn and dusk. It’s also a good time to review your comprehensive coverage and deductible.

👉 Keep in mind that most people are physically adjusting to the change! Stay vigilant on the road and make sure you’re alert before getting behind the wheel.

Fun fact, I can pull a flood report on any neighborhood. Zone, claims history, which storms did the damage, how much got paid out. It can't see the specific house, just the area, but it's a good way to show your buyer what the water has done around there before. Send me an address and I'll send you one. Yes, even if the house is on a hill. Especially then.

Agents and lender friends, with rates where they are, every dollar in your buyer's monthly payment counts. 🏡

Homeowners insurance is one of the few pieces of that payment you can actually move. Every $10 a month your buyer saves could mean roughly $1,500 more in buying power, and $25 a month could be about $3,700. (That's using an example 7.25% 30 yr fixed with everything else equal, and every loan is different.)

Here's why to get the quote BEFORE you write the offer. Preapprovals use an estimated insurance number. If the real quote comes in lower, your buyer may have room to write a more competitive offer, or to go a little higher and ask the seller for closing cost help. And if it comes in higher, you find out now instead of in the middle of the contract.
