BUYER BEWARE! If you are a buyer looking for a home, do not ASSUME the agent is working in your best interest just because they are showing you the property. IF YOU DO NOT HAVE A BUYER AGENCY agreement with them ( a commitment that they are your agent and owe you the same fiduciary responsibility that they would a seller), they will in fact be obligated to represent the sellers best interest AND NOT YOURS.
So if you think you are better off not signing an agency agreement you are terribly wrong. Talk to your agent, sign an agreement and be loyal.
If you are working with an agent, no agreement signed and wonder WHY they don't seem to be working in your best interest - this is the reason. Don't call another agent and ask them to check on whether it is a fair price, or if it is in a flood zone or complain that the agent doesn't seem to be working for you. That agent does not care. They will not being paid for the work they would do for you and if you thought so highly of their opinion YOU SHOULD BE WORKING WITH THEM and not that other agent.
All agents work differently and you need to commit to be represented. That also means getting a pre-approval for a mortgage. No agent wants to waste everyone's time when no more me knows if you can afford to purchase. The seller prepares their home for each showing and EXPECTS only qualified people will view their home.
