📣 We were very pleased when this appeal was allowed earlier this month, which will enable empty space above retail units to be brought back into use as 18 flats, along with one new build dwelling at street level, on a site in the heart of Stratford-upon-Avon. The planning process has been particularly long and painful, beginning with a pre-application enquiry submitted in 2021, a planning application submitted in 2023 which sat undetermined until 2025 when it was refused on two grounds. Given the Council’s significant shortfall in housing and the relatively limited nature of the harm identified, the Inspector concluded that this harm did not clearly and demonstrably outweigh the benefits of the proposals. 🌟

Really pleased with planning permission achieved for a substantial replacement dwelling in the Stratford on Avon Green Belt near Claverdon. Working closely with Allan Corfield Architects Ltdtects the preapp confirmed design was great but increase in size was contrary to Green Belt policy. By establishing a fallback position with lawful development certificate and prior approval applications for extensions and outbuildings, the finally approved scheme increased floorspace by almost 25% and volume by 62%.

We’re very happy to have finally received planning permission from Wychavon District Council for the construction of nine new homes and the restoration and extension of a non-designated heritage asset to create a further modern family house. We started this project four years ago, proposing the demolition of a 1960s bungalow and an old cottage in a conservation area and their replacement with four new homes. Along the way, the Council tried (unsuccessfully) to have the cottage listed and accepted they no longer had a five year supply of housing. We have ended up with a much better scheme, which will deliver a greater number of smaller family and starter homes, including two bungalows. We always enjoy working with Wayne Smith of Design Visual, who designed a fantastic scheme the planners could support. An appeal was lodged against the refusal of planning permission for the dismantling of a telecommunications mast and the er****on of bird hide in its place, located next to the M6 motorway on the Shap Fells near Penrith. The bird hide would be used by local residents, schools, wildlife clubs and societies for wildlife and bird watching. There were two grounds of refusal: impact on character and appearance and highway safety. The appeal was allowed and a claim for costs against the local planning authority due to their unreasonable behaviour was also allowed.👏

The change of use of an industrial premises to a veterinary practice does not constitute “development” because each use is within the same Use Class E. Stansgate Planning obtained a determination from Warwick District Council confirming the lawfulness of a vacant industrial premises being occupied by a vets in Kenilworth, much to the delight of local residents who are fully supportive of a new vets opening in their neighbourhood.

We were delighted to have received planning permission and listed building consent from West Northamptonshire Council last week to convert a charming Grade II listed village pub into 3 new unique homes. The applicant had initially purchased the pub with a view to renovate the premises and provide bed and breakfast style accommodation, however, given the existence of another pub nearby and the challenging market conditions UK pubs have faced over the last two decades, the applicant was unable to make it work. With the help of the brilliant team at Edwards Architects, we were able to convince the Council that the conversion of the building would secure the long-term conservation of the heritage asset so that it can be enjoyed by existing and future generations.
