We recently visited a rental property that did not meet current handrail and spindle regulations—a common issue that could have serious safety and legal consequences. (See photo!)

Here’s what every landlord should know:

• Handrails must be installed on stairs with more than two steps.
• Spindles (balusters) should be no more than 100mm apart—any wider, and they pose a risk, especially for children.
• All fittings must be secure, undamaged, and safe for everyday use.
