Projekt Evolve has responded to the communityโs objections with a new proposal for 149 Minerva Rd, Newtown (currently Chickโn Ranch).
But our concerns are still not being addressed.

A 3-storey building with:
- 3 shops
- 10 two-bedroom apartments
- A rooftop deck
๐ช๐ต๐ ๐ฝ๐ฒ๐ผ๐ฝ๐น๐ฒ ๐ฎ๐ฟ๐ฒ ๐๐๐ถ๐น๐น ๐ฐ๐ผ๐ป๐ฐ๐ฒ๐ฟ๐ป๐ฒ๐ฑ
Too big for the area
- The building is still three storeys, 13.84 meters tall, with no reduction in height from the previous proposal.
- There are very few multi-storey buildings in the area. If they are, theyโre placed more suitably near Pakington Street or at the Minerva Rd shops near Church Street.
- The height and scale raise privacy concerns for neighbours and obstruct views, impacting nearby small businesses like AnimalDeli.
Not enough parking
- Parking has only gone up from 13 to 15 spaces in the new proposal.
- Thatโs:
- 1 car space per shop
- 1 per two-bedroom apartment
- Just 2 visitor spaces shared between everyone
This means overflow parking on nearby streets and more congestion for residents. Itโs not a practical solution in the best interest of the community.
Doesnโt fit the neighbourhood
- The design still doesnโt reflect the character of the area.
- With this scale and design, it risks changing the feel of the neighbourhood character and community identity
