What’s NOT Covered by Homeowners Insurance (That Most Buyers Don’t Realize)

Buying a new home? Congrats.
But here’s the part most people find out too late:

Standard homeowners insurance does NOT cover:

-Flood damage (Every house is in a flood zone. We live in Tidewater, for goodness’ sake—you need flood insurance.)

-Earthquakes (unless a separate earthquake endorsement is added)

-Sewer or drain backups (unless water/sewage backup coverage is added)

-Wear and tear (insurance doesn’t fix old stuff—this is where a good home warranty can help)

These gaps can catch buyers off guard—and cost big if there’s a claim.

Ask questions early. And seriously—get the flood quote.

Today we honor Juneteenth – Freedom Day.

June 19th marks the day in 1865 when the last enslaved African Americans in Galveston, Texas learned they were free—more than two years after the Emancipation Proclamation was signed. Juneteenth is a reminder of how far we've come and how far we still have to go in the pursuit of equality, justice, and unity.

🏳️‍🌈 Happy Pride Month 🏳️‍🌈

Pride Month is more than a celebration — it’s a tribute to courage. To the people who’ve had to fight to be seen, to love openly, and to live safely. It’s about honoring those who stood up when it was dangerous, and those who still do.

For many, Pride is joy and glitter and rainbows. For others, it’s heavy — a reminder of what they’ve lost, or what they still can’t say out loud. Wherever someone is on that journey, they deserve to feel safe, valued, and loved.

James Baldwin said it best:

“Love takes off the masks that we fear we cannot live without and know we cannot live within.”

This month is a chance to reflect, to celebrate, and to listen — really listen — to the voices that have been silenced or overlooked for too long.

To everyone in the LGBTQ+ community: you deserve joy. You deserve rest. You deserve the kind of peace that doesn’t require explanation.
