We are pleased to offer a comprehensive roof replacement package for your home, priced at $18,000, which includes a GAF lifetime warranty. Our proposal encompasses the following components and services:
Roof Deck Replacement:
Complete removal of the existing roof.
Replacement of the roof deck with 1/2" CDX exterior plywood to ensure a solid foundation.
Leak Barrier Installation:
Application of two courses of GAF StormGuard® Ice & Water Shield at critical areas such as eaves and valleys to prevent leaks caused by wind-driven rain and ice dams.
Roof Deck Protection:
Installation of GAF FeltBuster® Synthetic Roofing Felt over the entire roof deck to provide an additional layer of protection against moisture infiltration.
Drip Edge Installation:
Installation of an F5 white aluminum drip edge around the perimeter of the roof to direct water away from the siding and enhance the roof's appearance.
Starter Strip Shingles:
Placement of GAF WeatherBlocker™ Starter Strip Shingles along the eaves and rakes to improve shingle adhesion and guard against shingle blow-offs.
Shingle Installation:
Installation of GAF Timberline® HDZ™ Lifetime Shingles in Pewter Gray, fastened with six galvanized roofing nails per shingle, each penetrating the roof decking by at least 1/4" to meet building code requirements and ensure wind resistance.
Shingles will be arranged in a pyramid configuration to achieve the optimal dimensional appearance intended by GAF.
Vent Pipe Boots:
Installation of new vent pipe boots with snug-fitting rubber collars to seal around all vent pipes and prevent water intrusion.
Ridge Vent Installation:
Installation of GAF Snow Country® Ridge Vent, a rigid, corrugated material that provides consistent attic ventilation and maintains its shape under the ridge cap.
Ridge Cap Shingles:
Application of GAF Seal-A-Ridge® Hip & Ridge Cap Shingles over the ridge vent to complete the roofing system and provide a finished look.
Additional Components:
Installation of new white PVC fascia boards.
Installation of a new .032 white seamless K-style gutter system with screens to ensure proper water drainage.
Please note, that this home does not have a masonry chimney. If it did, we would include the installation of an ice and water shield around the base, step flashing with new shingles, and finishing with lead or copper counterflashing to ensure waterproofing.
