Hurricane season is upon us. Below is a list of four ways Community Associations can prepare for the financial impacts of a hurricane:

1. Have reserves available to immediately make emergency repairs.

2. Open a line of credit if reserves are not specifically available for disaster clean-up or insurance deductibles.

3. Have updated financials readily available and a printed copy stored in a safe place in the event the electricity goes out.

4. Have a network of “trusted vendors” to secure the community before the storm and after the storm has passed.

DOGS LEFT IN FORECLOSED HOMES

When people can no longer pay their mortgage and lose their home as a result, they sometimes can not take their dog with them and decide to leave him/her in the house. They assume the next person will find their pet and take good care of him/her. This is a BAD idea.

Agents for the foreclosure company may not enter the home for days to weeks after it has been vacated and by then it may be too late. If it’s not too late, the dog left in the home may attempt to protect his/her territory when strangers enter, requiring animal control to be called. If the dog acts aggressively in front of them, it is unlikely his/her story will have a happy ending.

A better option is to rehome the dog or leave the dog with a no-kill shelter or rescue group. The dog has a much better chance of being adopted there than if found in an abandoned home.
